Ignorance of Vastu is not an excuse!
If you are a firm believer of Vastu Shastra, please do not proceed with the deal on the pretext that the builder has applied vastu and declared the project as Vastu compliant and later meet the Vastu Consultant of your choice later. There will be less or no chance to make any rectifications or application of any remedies.
Over the years, there has been a clear cut demand for Vastu compliant properties but earlier people did not have many options due to unawarness.
Some basic vastu tips about choosing a flat in Kolkata (WestBengal) for a pleasant living. There are few things that you must do. Visit the apartment with a magnetic compass and mark the exact North on the brochure as provided by the builder and if having some basic knowledge of Vastu should finalise it or go for a Vastu experts' advise. In most cases the direction as shown in the layout does not confirm if checked on the site.
The buyers will do better get it checked by a professional cause Vastu does not have any excuses nor Vastu Shastra has mentioned about Vastu rectifications.

Vastu Shastra as a science is in no way related to performing the rituals after buying or renovating the house.
Can real estate agents be trusted for Vastu compliancy by the home buyer?
It is highly unlikely that a real estate agent / broker/ Interior Designer are truly well versed with the finer norms of Vastu Shastra.
In my personal experience with these agents or brokers I have noticed that they have preliminary knowledge and they continue to harp only on these points for personal gains from the property deals only.
Real estate agents are by and large, honest and ethical professionals. However, most of them might lie about the details of the Vastu Flaws of a property. Whether buying or selling a property, their main objective is monetary gains in the deals.
It's a stand alone way of looking at various dimensions for getting the people living in house rid of ill effects of negative forces and provides shield against dreadful diseases, disasters, mishaps, birth of physically and mentally challenged children,untimely death and other unfortunate happenings.
Vastu can help people in getting rid of defects which cannot be removed by other means such as astrology or rirtuals. If you are somehow associating vastu with astrology or palmistry then Vastu is totally misunderstood.
It is advisable for one to consult a reputed Vastu Consultant rather than astrologers, pundits and others from the occult side.
Instead of blaming your luck and destiny, the right move is to get the consultation of a Vastu Experts before buying the house or for getting your home renovated for leading the life full of happiness, wealth, healthy life, success in married life, success in relationships, success in business and other fields.
If going to finalise a flat/ land/apartment / bunglow on your own. Please do go through some of the TIPS before finalisation of the deal.
Flat must be of regular shape such as rectangular or square.
While selecting flat check properly that every room has four corners or walls.
There should be more openness in North/East sides as compared to South/West sides. S and W balconies to be avaoided. (Northern and/or on the Eastern sides which are auspicious.)
The kitchen should never fall in Northeast side. Ideal place is southeast. The cook should face east while cooking.
The master bedrooms should be in the southwest corner of the house. The position of the bed should be in such a way that one sleep with head towards South and not North under any circumstances.
The drawing room should be in northwest, east side of the apartment.
Guest room can be accomodated in the north-western part of the entire apartment.
The bathroom should be constructed in the west or south direction.
Worshiping room is prefered in the Northeast part of the house or that place be kept clean and clear of any heavy weights.
Keep an eye that there are no construction in the brahma sthal.
The store room should not be in the N/E or S/E of the apartment.
Choose a flat/apartment having entrance in North, East, Northern north-west or Southern south/east . Avoid main door in Southern south/west, Western south/west and Northern north/west
Avoid purchasing flats with cuts in North-east or South-east direction.
Check out the North-east corner of flat as this portion must be left with no garbage or weight or left open.
Toilets and bathrooms in the flat must be built in the south-west or in south directions.
Avoid selecting a house or a land within a radius of 100 yards from Towers emiting High levels of EMF/RF waves. So far no evidence is available in published scientific reports that these Towers causes health issues.

If you’re unsure, you can begin with an online consultation and follow up with an on-site visit if deeper analysis is needed. Always choose a consultant with verified expertise, regardless of the mode.
